When it comes to being a successful realtor, there are many different factors of marketing that are usually applied. One of my favorite ways of marketing is what I call “guerilla marketing”. This is a free way of marketing that typically requires a little bit of leg work instead of dollars. We are going to go into detail on a few great ways you can advertise for FREE in this article.
The first way and the way I created a market that referred to me as “the realtor they see everywhere” was signage. How I constructed my open house signs were a 18 x 24 sign with my name, phone number, and brokerage info on it. Then I had 6 x 24 riders made that suck into the top of them that said open house with an arrow. This way I could double my signs for guerilla marketing purposes. I would put just my bottom 18 x 24 sign out on busy streets with no directional rider. Especially in locations where I was going to have an open house in the future weeks. I would only put out 3 to 5 of them and spread them around. I would leave them out all weekend. I would put them out Friday evening and pick them up Sunday evening.
Yes I bent the rules a little bit with this, but never got in trouble because I was not overkill. Now before I get a million emails saying you can’t put signs out in your neighborhood because of city laws, look at these ways of marketing in a wider lens. Every city is different and some more lenient than others. Use your best judgement and don’t go breaking laws and getting yourself in trouble.
The easiest way of guerilla marketing is on social media. In a perfect world, on social media, your goal is to have everyone who knows you or knows of you to refer to you as their realtor. Everyone and I mean everyone needs to know your a realtor and when they think of you, realtor come’s to mind. Yes im partial im telling you to be that semi annoying realtor who is always commenting or posting in facebook groups or on instagram. We all know one of those realtors and we all say i’ll never be that realtor. But guess what, you know that person is a realtor dont you??? And when you think of them you think of that realtor who’s always posting or commenting. THIS IS A GOOD THING! You want to be that realtor.
We will start with facebook. Facebook is a great place to stir up business and its FREE. Join all the community groups in your area and your market area. Post in those constantly and even more importantly, Comment on other folk’s posts. Commenting on others posts is the best way to connect with others. It doesn't even have to be real estate related. I could be about your kids baseball, or daughters horseback riding lessons. Anything that can spark up a conversation and build similarities and report with the community. I tell my clients to spend at least an hour per day on social media reaching out to people and commenting on community pages. You will be surprised how good this is as an advertising avenue. One thing to remember is when you post, BRING VALUE to others. Don’t just post “come to my open house this weekend at 123 banana street”. No one has the want to share that with thier network. But if you share something along the lines of “rates have dropped half a point this week giving buyers x amount more buying power than they had before” this can spark some interest. Like i said bring value to your audience.
Next is instagram. Instagram is a much younger audience than facebook. Facebook’s main audience is typically 40-60 years of age and instagram is 25-45 tipiacally. I go over a lot of this and how to target certain age groups in my Social Media Advertising course. But instagram you can do the same as facebook but instead of community groups, you will be using Geo-Tags. This is where someone who has posted has tagged a restaurant, city, or any other location. You can find certain locations that your audience typically goes and target those people. In search type in the location and hit places. This will bring up geotagged locations that you can click on. Find posts that you can comment on and write a nice comment on their post. This gets a ton of attraction because a lot of people don't comment on posts. They only like them and move on. This technique would bring in an extra 10% of business for us and is totally free. You can also go comment on posts of people you follow. The thing you have to keep a hold of is don't sit on there all day and not get your needed work done. This can happen easily and lose track of time.
These same tactics can be used on all the other Social Media platforms as well, we have just found that Facebook and Instagram produce the best results. There are many other free ways of advertising, but these are the three that we have had the most success with.
